Mortgage Rates Rise as Treasury Yields Increase

Felix Nikolas Prehn, an economist and former investment banker, has highlighted the relationship between mortgage rates and the 10-year Treasury yield in the United States. The 10-year Treasury note serves as a benchmark for 30-year mortgage rates, as it is considered a low-risk investment backed by the U.S. government. Investors often use the yields from Treasury securities to gauge returns on other long-term investments, including mortgage-backed securities, which are bundled mortgages sold to investors.

Recent data shows that the 10-year Treasury yield rose from 4.95 percent on September 10, 2026, to 5.22 percent by October 8, 2026. During the same period, the average mortgage rate for a 30-year fixed loan increased from 6.95 percent to 7.40 percent. This gradual rise reflects the interconnectedness of mortgage rates and Treasury yields, which typically respond to similar economic signals such as inflation and growth data.

Prehn's research, available as a preprint on Zenodo, explores how interest rates influence housing prices and borrowing capacity. His findings indicate that as asset prices increase, homeowners can borrow more, which in turn affects housing demand and rental prices. The paper also notes that a significant portion of the lower-income population's assets are tied to home ownership, with $3.2 trillion in mortgages owed by this demographic.
