      U.S. New Home Sales Exceed Expectations in August

      New home sales in the United States for August reached 684,000 units, surpassing the estimated 615,000, according to data from the U.S. Census Bureau and the Department of Housing and Urban Development. This figure represents a 6.4% increase from the revised July sales figure of 643,000, which was previously reported as 607,000. The unchanged inventory of homes for sale stood at 483,000, while the months' supply of homes decreased from 9.0 to 8.5 months.

      The median sales price for new homes in August was reported at $393,700, slightly up from $392,200 in July. However, the average sales price saw a significant decline, dropping 9.1% to $478,700 from the previous month's $526,400. This disparity in average and median prices suggests that the types of homes sold during the month may have influenced the overall pricing trends.

      The increase in new home sales indicates a resilience in the housing market, which is currently grappling with high borrowing costs. While this uptick could typically support Treasury yields and the U.S. dollar, analysts caution that this single report is unlikely to significantly impact the Federal Reserve's policy decisions. The Census Bureau's reported monthly change carries a margin of error of ±19.5 percentage points, suggesting that traders should be cautious in interpreting this data as a definitive trend.
