Shares of Opendoor Technologies (OPEN) tumbled roughly 7% to $2.79 during Thursday’s trading session, continuing a descent that has erased 51% of the stock’s value this year and pushed it to a new 52-week low.

The sharp decline followed a Wednesday post on X by CEO Kaz Nejatian, who informed shareholders that the company hasn’t yet achieved adjusted net income (ANI) break-even status, with the original timeline now delayed by approximately six to eight weeks.
“Recently, there’s been considerable speculation regarding Opendoor’s progress toward ANI break-even. I’m concerned that some investors may believe we’re closer than we actually are,” Nejatian stated.
According to the CEO, the postponement stems from a significant weakening in housing market conditions during late August, characterized by sluggish home sales and persistently high delisting activity.
“The final two weeks of August represented some of the most challenging housing market conditions we’ve encountered in recent years,” Nejatian explained.
However, Nejatian maintained that the company remains on track to achieve ANI-positive status on a forward 12-month basis by the conclusion of 2026. This projection hinges on Opendoor’s ability to maintain rapid home acquisition and resale cycles.
Third Quarter Outlook Shows Revenue Expansion
Looking at Q3, Opendoor forecasts revenue expansion of 10%-15% versus the prior-year quarter. Contribution profit is anticipated to climb 70%-75%, though contribution margin should settle in the 3.2% to 3.5% range.
The 12-month window for achieving adjusted EBITDA profitability is now projected to commence during the present quarter, approximately six to eight weeks behind the previously communicated schedule.
In his announcement, Nejatian also distinguished between past and current operational strategies. He acknowledged that the previous approach of extending holding periods to safeguard margins actually weakened the business, emphasizing that Opendoor will now focus on rapid inventory turnover, even if it temporarily pressures margins.

Rising Treasury Rates Compound Challenges
Opendoor faces additional headwinds from the broader interest rate environment. The benchmark Treasury yield reached a three-year peak this week, creating direct complications for the company’s operating model. Since Opendoor purchases homes for its own balance sheet and retains them until resale, elevated yields increase borrowing expenses and hinder the company’s ability to move inventory at desired margins.
In contrast, competitors Offerpad and Zillow, which operate with less inventory-intensive models, experienced only 2%-3% declines Thursday.
Nejatian assumed the CEO role in September 2025. Under his leadership, the company has implemented workforce reductions, decreased reliance on external consultants, deployed artificial intelligence solutions, and broadened its mortgage operations. Despite these initiatives, second-quarter revenue dropped 44% to $883 million while the net loss ballooned more than fivefold to $162 million.
With the Federal Reserve scheduled to convene next week for policy decisions, uncertainty around rates continues to weigh on Opendoor’s inventory carrying costs.
