      The amended lease agreement establishes clear guidelines for managing potential budget overruns. Cipher Digital assumes responsibility for the initial $359.3 million in expenses exceeding the original Barber Lake construction budget.

      Should costs climb beyond this predetermined ceiling, the tenant shares the burden. The AI lab will reimburse 50% of any additional overrun expenses throughout the complete 20-year lease period, structured as supplementary rent payments.
