      Reserve Bank of Australia Reports Mortgage Holders Resilient Amid Housing Price Declines

      The Reserve Bank of Australia (RBA) has released its Financial Stability Review, indicating that most Australian mortgage holders are likely to maintain positive equity even if house prices decline by an additional 20%. This assessment comes after the RBA raised its cash rate to 4.6%, the highest in 15 years, and signaled readiness for further rate hikes if necessary. The report highlights that fewer than 1% of borrowers are currently in negative equity, and only about 2% of owner-occupiers are experiencing cash flow shortfalls, with most having savings sufficient to cover at least six months of expenses.

      In the event of a significant housing market downturn, the RBA estimates that only around 5% of mortgages would fall into negative equity. The review also outlines a more severe scenario where rising unemployment and inflation could increase the risk of defaulting mortgage holders to approximately 5%, slightly above the peak observed in 2023. Despite these potential risks, the RBA noted that Australian banks remain highly capitalized and profitable, with sound lending practices that mitigate risks associated with a deteriorating housing market.

      The RBA's analysis suggests that the primary threats to financial stability are now emerging from international factors, including leveraged investors in artificial intelligence (AI) markets, cyber threats, and potential market crashes. The central bank expressed concern over the opacity and circularity of funding in AI-driven markets, which could amplify global financial volatility. As housing prices continue to soften, with a reported decline for six consecutive months, the RBA appears to be focusing on external risks rather than domestic housing issues when considering future monetary policy adjustments.
